What is a home inspection?

A home inspection is an overall look at the condition and performance of a home. The inspection itself is a checklist of all the parts of a home and how they appeared when they were inspected. The minimum report standards are made by the Texas Real Estate Commission (TREC).

How much does an inspection cost?

We want to charge fairly, so our prices are different depending on the house and services. A small house built yesterday is going to be cheaper than a mansion built in 1904. Our online scheduler automatically calculates your inspection cost. It will show you the price before you commit to anything. Just click the "Schedule Now" button. Fees range from $400 to $1,200.

If you find problems, who fixes them?

This depends on how your transaction is set up. There are a lot of ways to deal with problems: you could ask the seller to repair, you could ask for a discount on the home, you could ask for a home warranty, the list goes on and on. This question is best handled by your agent. Our job is to give you a report of things that are unsafe or that will affect the house's performance; your agent can help you decide how to negotiate from there.

Do you offer any discounts?

Can I pay at closing?

No. Texas law states that we are not required to release a report until payment is remitted. We have adopted a "No payment, no report, no exceptions" policy.
